All applications are different but most are processed within 24-48 hours time. Some applications prove to be more difficult but all will be offered a decision within 5 business days.

All rent payments will be made online via Rent Café using your credit card, debit card, or your ACH information. Additional fees will apply.

While you are not required to purchase renters insurance, it is always a good idea to do so. Our insurance covers the home only and never your belongings.

Spectrum is a provider for internet, phone and TV services.

All Leases offer a lease by out and is lined out in your lease. It does still require a 30 day notice period and a payment that is equal to one months rent.

Once your application is approved you will receive a welcome letter with the details for all utility providers. We will need to document all acct numbers prior to move in.

No Utilities are included in your rent payment.

Amenities

Each home offers a parking pad/driveway for up to two vehicles. We also have overflow parking and guest parking available on site.

Currently our community offers a seasonal pool, a playground, weekly curbside trash and recycling pickup with and more amenities to be added soon!

The pool is open from Memorial day to Labor day each year from 10am-10pm. The pool is always closed in Monday's for cleaning and maintenance.

We allow two pets per home with no weight restrictions. We do have restrictions against agreesive breeds. Pet fees will apply.

All of our homes include central ac/heating, range with oven, and a refrigerator. Most home offer a dishwasher additionally.

No, we do not. But we can put you in contact with the reputable furniture rental companies in the area for your short/long term needs.

Maintenance

Each home goes through a multi point inspection inspection to ensure your new home is virtually maintenance free and includes professional cleaning prior to move in.

You do not. Simply check the Permission to Enter box on your work order request via RentCafe.

We do have onsite maintenance from 9-5 Monday - Friday.

Log into your RentCafe account and add a work order/service ticket. Don’t forget to include as much detail as possible an your permission to enter.

If you are locked out during office hours, we will happily allow you access at no charge once your identification has been verified. If the lockout occurs after hours, you will need to call a locksmith, at your own expense.

Yes, there is a VIA bus stop just outside our entrance on Montgomery Road.
